Building Process

The building process can be intimidating to some, but with the right expectations and effective communication both before and during the building process, it can be an exciting and educational experience. Sela Builders believes that building a quality home requires good planning, organization, and detail. Below is our building process for each Sela built home.

Planning - In this step your lot is selected, as well as a floor plan and elevation to fit your lot. A list of upgrades for your home will be finalized so that we can begin the bidding process. We will then bid your house so that you can know how much your dream home will cost. If you have not already done so, you will want to get pre-approved for a home loan at this stage so that we can determine the budget that best meets your financial goals.

Contract/Funding - After we finalize your floor plan and the price of your new home, a contract will be initiated at which time your earnest money will be escrowed and the construction loan process can begin.

Foundation - At this stage, we will start the concrete foundation of your new home and plumbing lines will be installed. The foundation will be inspected by a licensed inspector. All of our concrete foundations are green-friendly.

Framing - After your foundation has been poured the framing stage begins. This is where the main part of the house will be built and can be one of the most exciting phases of building your new Sela home. Sela Builders believes that the prevention of moisture penetration in your new home is an important aspect of building an energy- efficient home and therefore we wrap all of our homes with the latest technology in moisture resistant materials, as well as flash all of the windows with a special moisture resistant tape. Your new home will then be insulated and have a final frame and insulation inspection by a licensed inspector.

Enclosure - This stage includes the installation of sheet rock and exterior veneer such as brick, stone, siding, or a combination depending upon your house plan. Exterior paint will also be applied.

Finish Trades - This stage includes several details leading up to the completion of your new Sela home. Cabinets, doors and trim will be installed and then painted and/or stained. Countertops will then be installed, such as bathroom vanity tops and kitchen countertops. The next step is to install ceramic tile, mirrors, shower doors, plumbing fixtures, toilets, appliances, electrical fixtures, water heater, carpet, and attic insulation.

Flatwork - This stage can take place at anytime during the building process but most often takes place after your house has brick and/or stone on it. During this step your concrete driveway and sidewalks are poured, which are green-friendly.

Landscape - A sprinkler system, if selected, and landscaping will begin at this stage. Your fence will also be installed (per plan) at this stage.

Final Inspections - Before permanent electricity can be turned on, all electrical, mechanical, plumbing and final inspections must be approved.

Builder Inspection - Sela Builders is onsite every day; however, we perform a final and thorough inspection of your new home before you move in to help ensure the highest quality possible. This can include final touch up paint and cleaning.

Orientation - This is the last stage before closing. In this stage we will go over your new home with you and discuss the warranty process. You will be given an opportunity to inspect your new Sela home at this time.

Closing - Once your new home is complete, you can close on your permanent home loan and move into your new house. Congratulations on your new Sela Builders home!
